The Floyd County housing market showed mixed movement in September, with pending contracts rising sharply from August even as sales volume and median prices declined. Closed sales remained relatively steady, while active inventory increased slightly. Compared with September 2025, sales activity and prices remained lower, although the number of available homes was largely unchanged.
Closed sales remained steady in September, with 86 homes sold, a 1.2% increase from August but a 15.7% decline from September 2025. Sales volume totaled $24.7 million, decreasing 5.1% month over month and 18.5% year over year.
Pending activity showed a notable rebound. Units put under contract climbed to 91, a 28.2% increase from August’s 71 contracts. Despite the monthly improvement, pending contracts remained 10.8% below September 2025, when 102 homes went under contract.
The median sales price declined to $249,900 in September, a 5.3% decrease from August’s $264,000. The decline reversed some of August’s monthly price gains, bringing the median closer to levels recorded earlier in the summer.

Active inventory increased to 445 listings, rising 2.8% from August’s 433 and 0.5% from September 2025. While new listing activity changed little, the total number of homes available for sale edged higher in both monthly and annual comparisons.
