The Floyd County housing market gained momentum in June, with residential sales volume and units sold increasing significantly compared to both last year and the previous month. Median home prices also continued to rise, while inventory remained relatively stable. Although fewer homes went under contract during the month, the overall market continued to demonstrate resilience heading into the second half of the year.
Buyer demand strengthened in June as 115 homes sold, a 21.1% increase year over year and 15.0% increase from May. Sales volume climbed to $38.1 million, up 41.7% from June 2025 and 29.4% month over month, reflecting stronger closing activity across Floyd County.
While closed sales increased, pending activity slowed. Units put under contract totaled 77, representing declines from both last year and May. This suggests buyers remained active but entered into new purchase agreements at a slower pace following May’s stronger contract activity.
Home values continued to appreciate in June. The median sales price rose to $284,650, an increase of 13.9% compared to June 2025 and 7.4% from May, highlighting continued strength in home values despite moderating pending sales.
Housing inventory remained relatively steady throughout June. Active listings totaled 403, unchanged from the same time last year and down slightly from May. New listings reached 140, a modest decrease both year over year and month over month, helping maintain a balanced supply of homes available to buyers.
