The Floyd County housing market shifted in July following a strong June, with residential sales volume and units sold declining both year over year and month over month. At the same time, more homes entered the market, giving buyers additional options, while pending activity improved slightly from June. Median sales price remained above last year despite pulling back from the previous month.
Closed sales moderated in July as 92 homes sold, a 4.2% decrease year over year and 20.0% decline from June. Sales volume totaled $22.9 million, down 7.3% from July 2025 and 40.0% month over month.
Pending activity showed some improvement from June. Units put under contract totaled 81, up 5.2% month over month, although activity remained 26.4% below last July. The increase from June suggests buyers became somewhat more active in entering new purchase agreements even as completed sales slowed.
The median sales price reached $247,375 in July, an increase of 2.2% compared to July 2025. Prices declined 13.1% from June’s $284,650 median, but remained slightly above last summer’s level despite the slowdown in closed sales.
Housing supply expanded from June as 178 new listings came to market, a 27.1% monthly increase. Active listings also rose 5.7% to 426 homes, providing buyers with more available inventory than the previous month.
Compared to July 2025, however, new listings were down 3.3% and active listings were down 3.6%. This means July’s increase in available homes was primarily a month-over-month shift rather than an expansion beyond last year’s inventory levels.
