The Floyd County housing market showed mixed movement in August, with sales volume rising from July even as fewer homes sold. The median sales price also posted a strong monthly increase, while both closed and pending sales declined. Inventory remained relatively stable, with active listings edging higher from July but staying slightly below last year.
Closed sales slowed in August as 84 homes sold, down 9.7% from July and 12.5% from August 2025. Despite fewer transactions, sales volume increased 12.2% month over month to $25.9 million, although volume remained 11.3% below last year.
Pending activity also moved lower. Units put under contract totaled 71, a 12.3% decrease from July and a 41.8% decline year over year. The year-over-year drop in contracts marked one of the largest changes among August’s key housing metrics.
The median sales price rose to $264,000 in August, a 7.8% increase from July’s $245,000. The monthly rebound brought prices closer to last summer’s level, although the median remained 2.6% below the $271,000 recorded in August 2025.
The combination of a higher median price and increased sales volume came even as fewer homes closed during the month.
New inventory slowed in August, with 162 new listings coming to market. That represented a 9.0% decrease from July and a 7.4% decline compared to August 2025.
Active inventory remained relatively steady at 433 listings, increasing 1.6% from July while sitting just 1.8% below last August. While fewer new properties entered the market during the month, the overall number of homes available for sale changed little.
